I am a real estate investor and I always go to mortgage brokers when I am looking to buy investment properties. Mortgage brokers have the network / connections with various financial institutions so they know where to obtain good financing.

The way I see it, I have nothing to lose going to a mortgage broker.

There’s nothing stopping them from recommending a lender that pays them better than others, but in the end, you get to choose the mortgage option that best suits your needs.
